House rules  - Check in and check out:  * Check in time from 16:00 pm.  * Check out and leave the apartment before 11:00 am.  * If a key lost charge of 500 Baht per one.   1. Guest Registration (Thai Law) All guests must send passport/ID copies before check-in. Visa pages (if any) must be sent after booked. Strictly forbidden by Thai law. 2. No Visitors (7 PM – 8 AM) Visitors are not allowed during these hours. 3. No Smoking Smoking is prohibited inside the room, balcony, and all indoor areas. Strictly forbidden by Thai law. Fine: 6,000 THB per incident. 4. No Flammable or Explosive Items Strictly forbidden by Thai law. Fine: 6,000 THB per incident. 5. Odor Control No strong odors; no durian. Deodorizing fee: 6,000 THB if needed. 6. Cooking Avoid heavy smoke/steam to prevent fire alarms. 7. Cleanliness Dispose of trash daily. Garbage room is on the ground floor near the guard. 8. Damage Responsibility Guests will be charged for any damage or loss to the apartment or building property. 9. Valuables Do not leave valuables unattended. Host is not responsible for loss. 10. Utilities Turn off air-conditioning and water before leaving. 11. Assistance Contact host directly for any issues. Building staff cannot assist (private rental). 12. Cleaning & Extras - Stay 2 weeks → 1 free cleaning. - Extra cleaning: 500THB (only clean) - Extra a complete linen set: 500 THB - Extra towel: 100 THB - Tissue: 20 THB - Water (600 ml): 10 THB Please request extras before check-in. ★This is House/apartment rental Not a hotel service. No full service ★ 🏡 – Important Notes About Chiang Mai’s Natural Environment  Before booking, kindly read: Chiang Mai is a warm, tropical, countryside-mountain city. Due to the climate, it is normal for mosquitoes, small insects, ants, geckos (lizards), or occasionally cockroaches to exist in the area. They may enter the room if doors or windows are left open, or if food is exposed.  🌿 About Our Building & Cleaning  • Professional pest control is performed monthly by the building. • My team always prepares a clean, inspected, insect-free room before check-in.  🌿 During Your Stay  Even with regular cleaning, insects may still appear if:  • Doors or windows are left open  • Food, crumbs, or sweet drinks are left out and attract ants or insect. • Trash is not emptied regularly. • Lights attract insects during the night. • Weather changes (rainy season, heat, humidity). To help keep your stay comfortable, please:   • Keep doors and windows closed as much as possible. • Avoid leaving food or crumbs exposed. • Dispose of trash daily. • Store snacks in sealed containers and clean crumbs immediately. • Turn off unnecessary lights at night. 🌿 Support Available  • Insect spray is provided in the room. • If you need additional help, can assist with pest control. ⚠️  • Seeing insects or small geckos occasionally can happen in tropical climates and does not indicate cleanliness issues.  • We do not provide refunds for insects entering. • If You Are Sensitive to Insects Please kindly reconsider booking.  Because insects are naturally part of Chiang Mai’s tropical environment, we are unable to provide refunds or cancellations due to insects appearing. We truly want you to enjoy your stay, and if this natural environment may cause discomfort, this accommodation might not be the best match — your comfort and happiness are important to us ❤️ Before proceeding, I would like to be very clear. This is a private home rental in an older building, and it does not offer the same level of convenience as a hotel. It is not a hotel. The price is already very reasonable compared to what is provided inside the room only, and does not relate to facilities or conditions outside the room. If reviews are based on hotel-style star expectations, it may unfairly lower our rating. Please proceed with the booking only if you are comfortable reviewing based on value for money and overall experience inside my room only, rather than hotel standards. ★★ NOTE – Rules for the Entire Condominium ★★ • Parties are NOT allowed. • Pets are NOT allowed. • NO SERVICE DOGS ALLOWED. Under Thailand’s Condominium Act, service dog regulations from other countries (e.g., New York law) do not apply here. Some residents have severe allergies, and we cannot take responsibility for medical treatment costs. I sincerely love dogs very much, but living in a condominium requires following the building’s rules. → Please book a hotel or a house instead if you need to bring a service dog.  • Please do not disturb other residents with loud noises in the room or public areas, especially from 18:00 to 09:00. • Do not wear inappropriate clothing in public condominium areas (e.g., pajamas, underwear, bathing suits, etc.). • Walking without clothing is strictly prohibited. • Please respect Chiang Mai’s local culture regarding appropriate dress.
