Thank you for your interest in our property. Please read the following carefully before making your reservation. Property Information First, the D-Viang Condo is located in the old city center of Chiang Mai, which is convenient for travel. There is a fresh market nearby offering various foods and affordable fresh fruits. The transportation system is also very convenient. The condo has a total of 264 units, with over 200 units occupied by long-term residents and about 60 units available for both short-term and long-term rental. The condo is shaped like a “U” with a swimming pool and fitness room in the center. When facing the project, Building A is on the left, and Building B is on the right. Building B houses the condominium’s management office, where you will need to pick up your keys and undergo facial scanning to access your room. Each building has 65 units facing the street. • Building B: No direct afternoon sun, but you may hear children from the kindergarten across the street during school breaks or lunchtime. However, if you close the windows, the noise shouldn’t be a problem. • Building A: Faces south, so it gets afternoon sun, but there is no noise from children. Thailand is a hot country with an average temperature ranging from 32°C to 43°C, which means there are three seasons: hot, very hot, and extremely hot. If you are visiting for the first time, the heat might feel especially intense. However, air conditioning should provide comfort, and using a fan in addition to air conditioning on very hot days will help keep the room cooler. Check-in Time Information Recently, the condo management held a meeting and decided that late check-ins after 5:00 PM are not allowed. This is because the office staff finishes work at 5:00 PM, and only maintenance staff is available for urgent repairs. Therefore, check-ins are only possible from 3:00 PM to 5:00 PM. If you are arriving late due to your flight, we recommend staying at a nearby hotel for one night and checking in the next day. Accommodation Capacity and Extra Charges The standard accommodation is for 2 people. However, for families with young children, additional children can stay on the same bed without any extra charge. Please be cautious, as if a child accidentally urinates on the bed, a cleaning fee of 1,500 baht will be charged to clean the mattress and remove the smell. If you require an additional bed for a child, please inform us during the booking process. • Up to 7 nights: Minimum charge of 1,400 baht • More than 7 nights: 200 baht per night Additional Guests: If more than 2 adults stay in the room without prior notice, an additional charge of 300 baht per person per night will be applied. Services and Amenities Not Provided 1. Towels, soap, shampoo, and conditioner are not provided. 2. Hairdryer is not provided. 3. Cleaning Service: No cleaning service is provided during your stay. 4. Wi-Fi: Wi-Fi is not available. If you need internet access, you can install your own internet connection by visiting the nearby Maya shopping mall. Alternatively, most residents use mobile data for Wi-Fi sharing. Condo Rules 1. Smoking is not allowed inside the rooms or buildings. Designated smoking areas are available outside. 2. Pets are not allowed. 3. No loud noise is permitted, as it may disturb other residents. 4. Shoes or personal items should not be left outside the room to maintain order. 5. Bicycles should not be stored in the rental rooms. Waste Disposal Please separate recyclables and wet trash and dispose of them at the trash station near the elevator. Hot Water System Although Thailand is a hot country, the underground water temperature may be lower during cold days, which could make the hot water feel less warm at times. Post-Reservation Procedure 1. Once your reservation is confirmed, the admin will create a group in Kakaotalk that includes you and the support staff. This group will serve as a communication channel to assist you throughout your stay. 2. A few days before your arrival, please say “Hi” in the group to confirm your check-in time. This will allow us to prepare for your arrival. 3. On the check-in day, go to the management office in Building B. Inform the staff of your room number, show your passport to register your stay, and undergo facial scanning to access the building. You will also need to upload a photo of your passport to the Kakaotalk group for immigration reporting. Failure to complete this step promptly may result in a fine (1,800 to 2,500 baht per person) from the immigration department. Check-out Procedure 1. Please confirm your check-out time in the Kakaotalk group a few days before your departure. 2. Check-out time is between 10:00 AM and 11:00 AM. 3.
